Job purpose

Install and maintain wiring, control, and lighting systems. Inspect electrical components, such as transformers and circuit breakers. Repair or replace wiring, equipment, or fixtures using hand tools and power tools.

• Investigate problems and perform repairs on various mechanical and electrical equipment.
• Perform preventative maintenance on various mechanical and electrical equipment.
• Monitor and inspect heating and cooling systems to ensure continued proper operation.
• Install and maintain electrical equipment, motors, and electric panels.
• Lay out wires and light systems.
• Perform general and preventative maintenance on electrical systems.
• Ensure that all installations are done in accordance with the set standards.
• Make sure that any loose wires are connected and secured properly.
• Perform checks on motors and belts and handle lubrication duties.
• Change filters and replace any parts as they wear out.
• Order any supplies or equipment needed for electrical maintenance or installation as needed.
• Ensure availability of all items needed for an electrical project.
• Respond to emergency situations in order to resolve issues on an immediate basis.
• Handle maintenance of tools and equipment.
• Replace faulty or expired parts in an electrical system.
• Follow building policies and standards.
• Ensure that the fire alarm system of the building is secure.
• Update chilled water readings.
• Manage the building management system (BMS).
• Ensure proper treatment of chilled water chemicals.
• Maintain, install, and repair electrical components and systems of such equipment as boilers, automatic doors, fans, lights, receptacles, motors, shop equipment, heaters, bleachers, and alarm systems.
• Maintain, troubleshoot, and repair emergency generators (change oil, filters, belts, etc.).

• Strong background in reading and interpreting instructions and safety procedures associated with electrical processes.
• Solid knowledge of using hand, power, and electrical tools.
• Experience in handling electronic and mechanical systems effectively.
• Exceptional knowledge of providing technical assistance with the design and implementation of electrical systems.

• Knowledge of commercial mechanical and electrical systems.
• Knowledge of blueprints.
• Ability to repair systems.
• Ability to operate electric motors safely.
• Knowledge of standard parts and catalogs used by electrical distributors.
• Knowledge of safety rules, especially as they relate to electrical work.
