Manager - Contracts plays a crucial role in overseeing pre & post contracts and managing the commercial aspects of various projects. By optimizing financial and contractual elements in construction and development projects, they contribute significantly to the company's overall success.
- Assist in drafting, reviewing, and negotiating contracts with vendors, suppliers, contractors, and subcontractors.
- Ensure that contracts are legally sound, compliant with regulations, and aligned with the company's objectives.
- Conduct financial and commercial analysis to evaluate the feasibility and profitability of real estate projects.
- Assist in cost estimation, budgeting, and financial forecasting for development projects.
- Monitor and track the progress of contracts to ensure compliance with terms and conditions.
- Maintain a database of all contracts and associated documentation.
- Identify and mitigate risks associated with contracts, such as cost overruns, delays, and disputes.
- Assist in developing risk management strategies.
- Collaborate with vendors and suppliers to ensure timely delivery of goods and services while adhering to contract terms.
- Evaluate vendor performance and negotiate favourable terms.
- Assist in handling claims and disputes arising from contracts, aiming to resolve them amicably.
- Maintain records and documentation related to disputes.
- Stay informed about relevant laws and regulations impacting real estate /construction development.
- Ensure that all contracts and commercial activities adhere to legal requirements.
- Evaluate and process change orders and variations to contracts.
- Ensure proper documentation and approvals for changes in scope or costs.
- Oversee the quality control and assurance aspects of contracts, ensuring that the delivered work meets the agreed-upon standards.
Requirements:
Educational Qualification & Certifications:
- Must have a Bachelor’s degree in Civil Engineering or equivalent.
- A MRICS (Member of the Royal Institution of Chartered Surveyors) certification is preferred, along with a Commercial Management certification from Robert Gordon University or an equivalent qualification.
Work Experience:
- Minimum of 10+ years of experience in pre and post Contracts Management.
- Demonstrated ability to negotiate complex contracts and manage multiple stakeholders effectively.
- Proven track record of managing large-scale real estate development projects.
- In-depth experience in pre- and post-contract commercial management, project variations, cost control, and negotiations.
Skills Required:
- Exceptional analytical and problem-solving skills, with the ability to assess risks and mitigate them.
- Excellent communication and interpersonal skills, with a proven track record of building and maintaining productive relationships with clients and colleagues.
- Ability to work independently and as part of a team in a fast-paced, dynamic environment, demonstrating adaptability and a proactive approach to challenges.
- Strong understanding of contract law, regulatory requirements, and industry standards related to Real Estate.
- Strong leadership and team management capabilities.
