Key Responsibilities
To oversee all maintenance programs to ensure that all facilities are maintained in a safe and reasonable manner.Through strategic advice, project management, diligence and monitoring, establish, manage and maintain facilities that will ensure high levels of security, safety and availability to facilitate Barij to achieve its mission, vision and values.
Provide necessary planning techniques to the company and guidance in developing the practical and transparent system of progress measurement.To create a structure, aligning with the plan's work breakdowns and establish planning deliverables.
To ensure maintenance and repairs are managed effectively and efficiently.
To ensure the maintenance program is efficiently administered.
To ensure effective planning for sufficient human resources to maintain cost-effective and efficient processes that meet functional targets.
To ensure maintenance contracts meet company's technical requirements for different facilities.
To ensure that world class quality standards and systems are integrated into all maintenance processes.
To ensure that team members' skills are developed and continuously improved for the benefit of the individual and to raise organizational skill levels.
To ensure that contractual obligations are fully met.
To ensure effective records are maintained in an efficient and timely manner.
To ensure relevant data is entered efficiently and accurately into ERP.
To take ownership of the facility maintenance processes and liaise with the Senior Manager Quality to establish appropriate procedures that integrate into the QMS.
To develop Bariju2019s overall maintenance management strategy and for individual buildings.
To track, analyze, and improve key maintenance parameters, such as asset utilization and maintenance.
To liaise with Senior Manager Procurement & Contracts team to procure materials and parts, and to conclude contracts with sub-contractors for building and equipment maintenance and maintain inventories.
To qualify/certify, in cooperation with Quality Team, a number of mechanical workshops, as having the capability and capacity to provide qualitative spare parts (prepare drawings from sample parts, fabricate, heat treat, etc.) for production machines and their ancillaries.
To liaise with Senior Manager Procurement & Contracts team to establish contracts with above workshops for fast response and parts provision.To formulate and implement preventive maintenance programs for utility systems, equipment and building maintenance and update/modify them according to production requirements to support increased machine uptime.
To prepare budgets and financial reports.
To liaise with management to understand what new/upgraded facilities are needed to meet growing needs of the company.
To set up and maintain contracts with MEP/utility suppliers to meet technical requirements for the different facilities.
To liaise with Senior Manager Quality to set up and develop systems and processes to ensure continuous maintenance and provision of all required services to all relevant buildings.
To advise on energy efficiency and effective use of space.
To supervise and co-ordinate all maintenance service and repairs pertaining to building and related equipment.
To formulate and implement preventive maintenance programs for MEP/utility systems and equipment.
Conduct site visits for various inspections ensuring and monitoring the progress of the project.
Responsible for building the maintenance procedures/manuals, etc.
Perform other tasks and duties as allocated by reporting manager and/or according to corporate requirements.
Develop, maintain and analyze maintenance data on the basis of the OEM manuals.
Maintenance data analysis and maintenance programs and planning activities.
Direct coordination with production team leaders, supervisors and regulatory authorities to establish and maintain maintenance program requirements and supporting services.
Participate in product definition reviews, design reviews and other technical meetings to identify potential in-service issues and propose, discuss, and initiate solutions.
Prepare technical reports and presentations in support of various maintenance engineering activities.
Identify high maintenance cost drivers and initiate innovative solutions to reduce those costs.
Maintenance budgeting and costing.
Materials requirement planning.
Prepare and analyze maintenance history.
Preparing, timely monitoring and analyzing preventive maintenance plans.
Maintain equipment reliability, availability and operating profit using planned maintenance most efficiently.
Experience and Education
University degree or diploma in electro-mechanical or civil engineering field.More than 5 years' experience in maintenance activities.
High level of technical and scientific knowledge and ability to apply this knowledge to practical problems.
Knowledge of hazardous area classification concepts.
Knowledge of first aid and CPR.
Knowledge of workplace safety and safe lifting and handling procedures.
Knowledge of maintenance planning and administration.
